A wet basement is usually three problems wearing one coat: a gutter problem, a grading problem and a foundation problem. Fixing one of the three and calling it finished is why so many homeowners pay twice. We handle all of it.

Know the signs

The basement warned you before it flooded

Houses give notice. A smell that returns every March. A chalky white bloom on the block. A hairline crack that got a little wider over two winters. None of these mean the house is coming down, and none of them are cosmetic either.

They mean water is moving through a structure that was built to keep it out. The repair is only ever cheaper today than it will be next spring.

Diagnosis

Four ways water gets in, and only one gets talked about

Most quotes assume hydrostatic pressure and price an interior system. Sometimes that is right. Often the water is arriving from somewhere far cheaper to fix, and nobody looked.

Hydrostatic pressure

Groundwater rises, saturated soil pushes on the wall from every side, and water is forced through pores, joints and cracks. This is the one people picture, and it is rarely the whole story.

Surface water and grading

Ground that slopes toward the house, a patio that settled the wrong way, a downspout dumping four feet from the wall. Cheap to fix, and often half the problem.

The cove joint and the slab

Where the floor meets the wall is a seam, not a seal. Water under the slab comes up through it and looks exactly like a wall leak.

Openings above grade

Window wells acting as buckets, a cracked chimney crown, failed flashing, a cellar hatch with no drain. Water gets in above the ground far more often than homeowners expect.

Is the estimate really free?

Yes. We come to your property, look at the problem and give you a written estimate at no charge. We are a service-area business, so there is no trip fee attached to that visit either.

How fast can someone get here?

For emergencies, water actively coming in, a pump that has failed mid-storm, we run same-day and emergency calls. Call (845) 879-3321 for those rather than using the form, because the form waits for someone to read it.

Can I come to your office instead?

No, and that is deliberate. Water Lock is a service-area business. There is no showroom, no counter and no retail overhead built into your price. We drive to you across every county we cover.

What does the warranty actually cover?

Finished work carries 30 years of cover. The exact terms depend on the system installed, so ask us for the ones that apply to your job and we will read them with you before you commit to anything.

Are you licensed and insured?

Yes. Licensed, bonded and insured. Ask to see the certificates at the estimate. Any contractor who hesitates at that question is telling you something.

Will you tell me if I do not need the work?

Yes. Plenty of wet basements turn out to be a downspout, a regrade and a hundred dollars of stone rather than a full interior system. We would rather tell you that and keep the phone number than sell you a system you did not need.

Do you do the work yourselves?

Yes. Waterproofing, structural repair, drainage and the masonry that goes with them are all in house, which is why we can correct the cause and the symptom on one job rather than coordinating three trades.
